How to Capture As-Built Records with Manifold

An as-built record documents a space as it was actually built. Manifold captures them using the LiDAR sensor in your iPhone Pro — a 60-second scan per room produces a measurable 3D model, auto floor plan, and shareable walkthrough your clients and engineers can actually use.

Open the project and start a scan

Navigate to your project in Manifold. Tap “+” and select “Scan Room” from the menu. Label the scan with the room name (e.g. “Master Bedroom As-Built” or “Kitchen — Post Demo”).

Walk the room slowly and completely

Hold your phone at chest height and walk the perimeter. Point at all four walls, the ceiling, floor, and any openings. The app shows coverage in real time — grey means uncovered, green means complete. Take 60–90 seconds per room.

Upload and let Manifold process the scan

Connect to WiFi or cellular and the scan uploads automatically. Processing takes 2–5 minutes. You’ll receive a notification when the 3D model, floor plan, and measurements are ready.

Review the 3D model and floor plan

Open the processed scan to see your 3D model and the auto-generated dimensioned floor plan. Check all walls are captured and dimensions look accurate. If any area needs more coverage, you can rescan.

Share with your client or engineer

Tap Share to generate a link to the 3D walkthrough and floor plan. Send to your client, engineer, or architect — they open it in any browser, no app or account needed. The record is permanent and tied to the project.

💡 Best practice

Capture as-builts at two critical moments: before work starts (existing conditions) and after work is complete (final as-built). The before/after pair is invaluable for renovation handoffs, dispute resolution, and future renovation planning. Both scans live in the same project and can be shared together.
