As-built records document a space as it was actually built — not how it was designed. They’re critical for future renovations, client handoffs, insurance claims, and coordination with engineers. Manifold captures them from any phone using Orbit Measure — shoot a short video, upload, and our servers process it into a measurable 3D model. On iPhone 12 Pro or newer, you can also use Floor Plan Scan to generate a structured 2D floor plan powered by Apple’s RoomPlan.

How it works

Orbit Measure works on any iOS or Android phone — no special hardware required. It uses a short video processed by Manifold’s servers into a 3D model accurate to within half an inch on most interior surfaces. That’s more than sufficient for renovation planning, material takeoffs, and client handoffs. For a structured floor plan, use Floor Plan Scan — requires iPhone 12 Pro or newer (Apple’s RoomPlan API, not our requirement). Orbit Measure is not a replacement for survey-grade precision required for structural engineering or legal boundary work.
