Phase 1: Before work starts — existing conditions

The most important documentation you'll ever take on a renovation job is the existing conditions walkthrough before a single nail is pulled. This is your baseline — proof of what was there before you touched it.

Photo documentation

• Every room in the work area from multiple angles
• All existing damage, staining, cracking, or defects that are pre-existing
• Conditions inside walls, floors, or ceilings that are being opened (mould, rot, old wiring)
• Adjacent spaces that might be affected by your work
• Existing fixtures, finishes, and materials being removed or worked around
